Energy can be one of the largest hidden costs in a large organisation. ESOS exists because many businesses use far more energy than they realise, across buildings, transport, processes, lighting, heating, cooling and equipment. The Energy Savings Opportunity Scheme, (ESOS), is a mandatory UK energy assessment scheme for large organisations. It requires qualifying organisations to measure their energy use, identify practical energy-saving opportunities and submit compliance ev

After many many many months of deliberation and probably forgetting that they were consulting on it, the Government have released an update on the Minimum Energy Efficiency Standards (MEES) for non-domestic Energy Performance Certificates (EPC). Key points; All buildings <1,000m2 - no change, still have to achieve EPC 'E' rating All buildings >1,000m2 - will have to achieve EPC 'B' rating by 2031 Same exemptions apply So...what do we think? My initial reaction, as so often wh

Energy efficiency is a critical factor in modern building design and regulation. For non-domestic buildings in the UK, meeting energy performance standards is not just about sustainability but also legal compliance. One key tool used to assess this is SBEM, the Simplified Building Energy Model. This post explains what SBEM is, why it matters, and how it supports compliance with UK building regulations. SBEM calculations applied to a modern commercial building What Is SBEM in

This is fascinating and highlights the issues and importance surrounding MEES and EPCs. The link between a poor Energy Performance Certificate rating and energy bills has always been there, but because of the Commercial EPC's metric being carbon-based and not financially-based, a better EPC rating will highlight how its carbon emissions are lower (i.e. uses electricity for heating purposes), but not necessarily that it will cost less to run (electricity being at least 6-7x mo

Energy efficiency has become a key focus in the UK property market, especially for commercial buildings. One essential tool in this area is the Commercial Energy Performance Certificate (EPC). This certificate not only measures how energy efficient a non-domestic property is but also plays a crucial role in meeting legal requirements and reducing operational costs. This post explores what a Commercial EPC is, its costs, timelines, factors affecting ratings, and the benefits i

"There can be no energy security while we are so dependent on fossil fuels". We're all seeing and feeling this first hand; energy prices are due to drop by 7% in April following the autumn budget's announcement, made before the Middle East conflict, but July could see a huge increase of 20% of more, showing just how connected we are to what's going on thousands of miles away. Planning restrictions and regulations are often cumbersome and frustrating and this is no more evide
